Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Austin Owner’s Guide

Famco damper repair in Austin typically runs between $140 and $320 installed, depending on whether we’re replacing the cable assembly, the plate itself, or the frame. Most Famco top-sealing damper issues we see are caught during a routine sweep, not because the homeowner noticed anything wrong. The classic discovery: an energy audit shows warm air escaping up the flue in January, or a technician sticks a camera up there in June and finds the plate seized open at a 45-degree angle.

Call (254) 274-4486

We stock Famco-compatible damper parts on our service trucks because this is one of the most common top-sealing damper brands in Central Texas homes. Ashby Chimney Austin is an independent chimney service company, not a Famco distributor or affiliate. That means we match the part honestly, tell you the installed price before we touch anything, and stand behind the repair with a written guarantee.

The point of this page is simple: if your Famco damper isn’t closing, squeals when you pull the lever, or you’ve felt cold air spilling down the chimney, here’s exactly what we do, what it costs, and how to tell if the part can be repaired instead of replaced.

Which Famco Models This Applies To

Famco makes two damper lines that show up constantly in Austin homes: the older top-sealing damper with a cable-and-pulley mechanism, and the newer spring-assisted top-sealing damper that uses a stainless cable routed to a lever or rotary handle on the fireplace wall. The parts are not always interchangeable between generations, which is the number one compatibility gotcha when ordering online.

Measure the flue opening before calling. Famco top-sealing dampers are sized by flue tile dimensions, not face cord width. A damper labeled 8×13 fits an 8-inch by 13-inch flue tile opening. If you guess, you’ll end up with a plate that’s a half inch too wide or too narrow, and neither will seal properly. We’ve corrected dozens of DIY and handyman installs where the wrong plate size was clamped in and the owner was told it was “close enough.” Close enough is not a thing on a damper plate. It either seals or it doesn’t.

For most Austin repairs, OEM Famco parts or direct Famco-spec replacement components are the right call. We also carry equivalent aftermarket cable assemblies and handle kits from manufacturers we trust. When an aftermarket part meets or exceeds the original spec and saves sixty to eighty dollars installed, we’ll offer it and explain the difference. When the OEM part is clearly better, we say that too. You get the choice with the price on paper either way.

Signs Your Famco Damper Repair Is Failing

  • The handle pulls stiff or won’t move at all. This is usually the cable kinking inside the conduit or corrosion binding the pivot pin. Texas humidity mixed with creosote residue does slow damage over time. It doesn’t get better on its own.
  • You feel a draft when the handle is in the closed position. The plate is either warped, not seating flat against the frame, or the gasket rope around the plate edge has compressed and failed. In December, you’ll feel this as a steady trickle of cold air from the fireplace.
  • The plate hangs at an angle when closed. One side of the cable slipped or the plate hinge pin wore out of round. A tilted plate leaves a visible gap at one edge, which defeats the entire purpose of a top-sealing damper.
  • You smell chimney odor inside in warm weather. A damper stuck partly open lets hot attic air push flue odors down into the living space. This gets reported most often in May and June in Austin when the temperature swings widen.
  • The handle has free travel for the first few inches then stops hard. This usually means the cable pulled out of the plate attachment bracket. The handle moves because the cable’s no longer pulling anything. The plate is hanging wherever it happened to stop.

Replacement Cost & What’s Included

Most Famco damper repairs in Austin fall between $140 and $320 installed. The low end covers cable and handle replacement. The high end covers a new plate, frame inspection, and adjustment. Replacing the entire damper assembly, including the frame, typically runs $350 to $500 installed. Every price is written and given to you before the work begins, not after we’ve taken the old part out.

What drives the range: whether the plate is salvageable, whether the cable conduit can be reused or needs a new route, and whether the flue tile opening is a standard size or something custom that requires re-cutting. We carry common Famco cable assemblies and replacement handles on the truck. If we need to order a plate, we tell you the timeline by the end of the visit and you’re not charged until the work is completed.

Every Famco damper repair from Ashby Chimney Austin includes the Kingswell Guarantee: a written promise covering the repair for a full year. If it fails inside that period, we come back and correct it at no charge. That’s not a verbal assurance. It’s on paper before we leave your driveway.

DIY or Call Us?

What an owner can safely check: the handle position, whether the cable is visibly intact at the firewall, and whether the plate is hanging straight when viewed from the firebox with a flashlight. These tell you whether you have a problem. They don’t tell you exactly which part failed.

Where DIY goes wrong on a Famco damper: the plate itself is under spring tension. Releasing the wrong clamp sends the plate snapping upward, and fingers get pinched between the plate and the flue tile edge. The cable routing inside the chimney is also easy to get wrong if you haven’t done it. A cable that’s routed with a slight bend against the masonry will saw through its own jacket in under a year. We re-route cables on almost every other repair we do because the original install put tension on an angle.

If you’re comfortable identifying what’s wrong, call us at (254) 274-4486 and tell us what you’re seeing. We’ll tell you honestly whether it’s worth a service call or can wait. Say the price first. Explain the work. Put the promise in writing. That’s how we handle every Famco repair in Austin.
