Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Austin Owner’s Guide
A Famco chimney crown repair in Austin typically runs $450 – $900 installed, depending on crown size, damage extent, and whether we’re sealing, rebuilding, or replacing. We stock Famco-compatible crown materials and can usually have the job done in one visit. Most Austin homeowners discover the problem after a rainstorm, when they notice water staining on the ceiling near the fireplace, or during an inspection when we point out the spiderweb cracks across the crown surface.
The crown is the concrete or mortar slab that caps the top of your chimney, sealing the gap where the flue tile sticks through. Famco crowns do a particular job in our climate: Austin’s freeze-thaw cycles, where overnight temps dip below 32 and daytime sun bakes the crown back up to 80, work hairline cracks into full splits within a few seasons. Water gets in, freezes, expands, and chunks start spalling off. Once that starts, the crown is done protecting whatever’s underneath.
Which Famco Models This Applies To
Famco manufactures a range of chimney caps, dampers, and termination components that work in combination with poured or precast crowns. The crown repair itself isn’t model-specific in the way a damper or cap is, but the compatibility question matters when we’re matching the crown to your Famco termination assembly. If you have a Famco multi-flue cap mounted across a precast crown, the crown’s bolt pattern and flue spacing determine what we can do without swapping the cap too.
Here’s the compatibility gotcha we see in Austin all the time: Famco caps are sized to standard flue tile dimensions (typically 8″ x 8″, 8″ x 13″, or 13″ x 13″ outside dimensions). If your crown has crumbled enough that the anchor points are gone, you can’t just slather mortar over it and remount the cap. The cap needs a solid, level surface with intact anchor holes. In about a third of the crown repairs we do on homes with Famco terminations, the cap has to be removed and reset anyway because the crown failure undermined the mounting. That’s parts you already own, not parts we’re selling you.
One more thing worth knowing: Famco crowns in older Austin homes (pre-1990 construction) were often poured at the same time as the flue tile, which means the crown and the tile are monolithic. When the crown cracks, the crack frequently propagates down the tile. You may not just need crown work. You may need flue repair too. We’ll camera the flue before we recommend anything so you’re not guessing.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the fireplace. This is the most common first sign, and it usually means water has already worked through the crown and into the masonry. By the time you see staining, the crown has been compromised for at least one season.
- Visible cracking or crumbling at the chimney top. If you can see cracks from the ground with binoculars, they’re already wide enough to let water in. Hairline cracks you can’t see are doing just as much damage, freeze-thaw works on gaps as small as a fingernail’s thickness.
- Pieces of concrete or mortar in the gutter or on the roof. Austin’s summer storms and winter freezes cause spalling, where the crown surface sheds small chunks. If you see debris, the material is already failing structurally, not just cosmetically.
- Efflorescence (white chalky residue) on the brick below the chimney cap. This is dissolved mineral salts left behind when water evaporates out of the masonry. It means water is moving through the crown and into the brick, and it’s been doing it long enough to pull minerals out of the structure.
- Rust or deterioration on the Famco cap itself. Water pooling around the base of the cap accelerates rust on steel models. If the cap is degrading at the anchor points, the crown underneath almost always needs attention too, the two fail together.

AfterReplacement Cost & What’s Included
| Repair Type | Typical Austin Price | When It’s the Right Choice |
|---|---|---|
| Crown sealing (minor cracks) | $200 – $400 | Hairline cracking, no spalling, no flue involvement |
| Crown rebuild (partial) | $400 – $650 | Moderate spalling, repairable base, single flue |
| Full crown replacement | $600 – $900 | Heavy damage, multi-flue, or Famco cap remount needed |
| Crown replacement + flue tile repair | $900 – $1,400+ | Crack propagated into the flue lining |
Every crown repair we do in Austin includes the written price before we start, and it covers the crown material, prep work, sealing compound, and the labor. There’s no surprise line item for “miscellaneous materials” when the invoice arrives. What changes the price is mostly square footage of crown surface, how much of the old material has to be removed and rebuilt, and whether your Famco cap needs to be pulled and reset. Multi-flue chimneys cost more because there’s more crown and more geometry to get right.
The work carries our 365-Day Done Right Promise. If the crown fails inside a year, we come back and fix it at no charge. You’ll get that in writing before we touch the chimney, not after.
DIY or Call Us?
You can do two things safely from the ground: inspect for visible cracks with binoculars, and keep an eye on the ceiling and wall near your fireplace after storms. That’s it. Crown work means working off a roof ladder at height, on a surface that slopes, around a flue that’s venting combustion gases. That’s not a weekend project, and it’s not safe to learn on the fly.
We’ve fixed more than a few DIY crown patches around Austin where someone used a $12 tub of roofing tar or a bag of quick-set mortar. It fails in twelve months, and worse, it traps water behind the patch so the damage underneath gets worse than it was before. If you’re seeing cracks, call us at (254) 274-4486 and Nathan Corliss will tell you honestly whether it’s urgent or can wait until spring. You’ll get a straight answer either way.
FAQs
A properly poured and sealed crown in Austin should last 20 – 30 years, but our freeze-thaw cycles and summer heat regularly shorten that to 15 – 20 years for crowns that were never sealed or weren’t poured with a proper drip edge. We’ll tell you after one look whether yours was built right from the start. Call (254) 274-4486 and we’ll give you a straight answer.
Yes, if the cracking is hairline and the crown surface hasn’t started spalling, a sealing treatment usually buys you another 5 – 7 years. Once chunks are coming off or the flue tile is cracked, patching won’t hold and you’re spending money twice. Call us and we’ll camera the flue before we quote anything.
Most Austin crown repairs are done in one visit, usually 3 – 5 hours, including prep, pour or rebuild, and seal. We need dry weather and temps above 40 degrees for the sealant to cure properly, so winter scheduling depends on the forecast.
We carry standard crown compounds and sealants, and for Famco-specific termination components we keep the common sizes in stock. If your model requires a cap we don’t have on board, we can typically source it within days. Our supplier line includes Famco, DuraFlex, HeatShield, and Gelco, so the parts match the job.
If you’re looking at cracks in your crown and want someone who’ll name the price before lifting a brush, call us at (254) 274-4486. Say the price first. Explain the work. Put the promise in writing. That’s how we operate in Austin.
